What a privilege to be considered an essential service in this country!
Realtors are able to continue their work and sellers and buyers are supported as they figure out next steps and can take them – albeit in a bit of a hands off, hands in pockets, virtual kind of world.
Interest rates are at all time lows and this is fueling buyers everywhere to hop into the market, or up size or downsize. What was a great house before Covid isn’t working anymore. House is too small, yard to small, doesn’t work well for working at home – so it’s time to make the change. Covid is going to be around for a while!
Inventory levels are low everywhere and buyers are finding themselves in multiple offer scenarios after multiple offer scenarios
Sales prices in some areas are shockingly high – well above what realtors have considered well priced initial asking prices to the astonishment of both realtor and sellers.
(Remembering it is a bit of a level playing field… a high sell price unless you are moving out of area or downsizing – means what you are buying will likely be as pricey! A good realtor helps navigate all the considerations!)
You need a good realtor in the mix to make all things come together well.
More than ever.
As a realtor you need to be better than good. You need to be great! You need to keep pushing your market knowledge forward and understand how your business integrates into the whole and how you stack up against the other realtors in the board area. You need to know your contracts and have the right clauses for each client whether the representation is on the buyer or the seller sides.
I work with some agents who’s ability to construct a tight offer has ensured the deals stuck together being well written and legally correct and they earned therewith their paycheck!
Best representation is when seller is happy and buyer is too!
Great skills helps that happen!
Covid has brought us into a time = depending on the type of zone you’re in to have extra time from the normal practices and processes. It gives most of us the additional time off the race track to tweak up the processes, to look at where our services are falling short of what we’d like them to be, to overhaul some of the data base categories or touch points. And I could go on and on.. marketing, video, pre-sale, post sale etc etc etc.
Bless us… Covid has an upside!
Stay healthy! Eyes stay on the prize!
